Marrakech district by district

Marrakech is not a single market: the medina, the city districts, the golf resorts and the villa roads meet different kinds of demand. This page describes each sector and gives indicative prices per m², which come from agencies and not from an official statistic.

How to read the prices

There is no public statistic of prices by district in Marrakech. The Real Estate Asset Price Index of Bank Al-Maghrib and the ANCFCC gives a national trend and a trend by major city (+0.6% in 2025 nationally, with transactions up 18.4% in the fourth quarter). The ranges below are estimates published by agencies in 2026: they indicate an order of magnitude, not a value.

For a villa, the price per built m² only makes sense together with the plot size: in Marrakech, the same building on a plot twice as large is worth considerably more.

Why the south-west for a villa

The Amizmiz road sector combines three conditions: large plots (over a thousand square metres) in gated estates, views of the Atlas, and proximity to the luxury hotels and golf courses, a quarter of an hour from the airport. It is one of the few sectors where single-storey villas are still being built on plots of this size at this distance from the centre.

Its constraints are known: dependence on the car, water management, and a narrower resale market than that of city apartments.
