2030 World Cup: what Morocco is building

The decision and the format
On 4 October 2023, the FIFA Council designated the joint Morocco-Spain-Portugal bid as host of the 2030 World Cup, confirmed by the FIFA Congress in December 2024. Three opening matches will be played in Uruguay, Argentina and Paraguay for the competition's centenary.
Morocco has put forward six stadiums in six cities: the Grand Stade Hassan II in Benslimane near Casablanca (115,000 seats, under construction), the Moulay Abdellah complex in Rabat (68,700), Tangier (75,600), Fez (55,800), Marrakech (45,860) and Agadir (46,000). Capacities are those of the bid book and official announcements; they may be adjusted during the works.
The infrastructure that matters for Marrakech
The Kenitra-Marrakech high-speed line, 430 kilometres, extends the Tangier-Kenitra line to Rabat, Casablanca and Marrakech. Construction was launched in April 2025; dynamic testing is planned for 2029 and commercial commissioning before the end of 2029. The budget is MAD 53 billion, within a MAD 96 billion rail programme by 2030.
Marrakech-Menara airport, which passed ten million passengers in 2025, is undergoing an extension programme targeting a capacity of sixteen million passengers.
The Grand Stade de Marrakech is being renovated to reach 45,860 seats to FIFA standards.

What can be expected for real estate, and what is not known
There is no consolidated public study on the effect of the 2030 World Cup on Moroccan property prices. What can be observed is a public investment cycle running to 2030, a continuous rise in air traffic and tourist arrivals, and transaction volumes up sharply in 2025 for prices rising moderately (index +0.6%).
Our reading: the event itself is a one-off; the high-speed line, which will put Marrakech within direct reach of Casablanca and Rabat, and the airport are lasting changes in accessibility. It is on these elements that the case for buying before 2030 rests, not on a promised price rise. The 2030 simulator will offer three scenarios, including a conservative one.
