Our conviction

The model that built Dubai, applied to Marrakech with Swiss rigour.

The reference model is that of groups which, in Dubai, develop their own projects and exclusively sell those of third parties. This dual role gives the buyer a single contact who knows the site from the inside, and the partner developer an international network of investors.

  1. Sales materials rebuilt for each market and language

    Brochures, presentations, web pages and campaigns reworked for each market, without changing the product's features or commitments.

  2. Marketing and travel covered

    The SwissPro360 set-up in Dubai funds the marketing and travel linked to sales.

  3. A remote sales process prepared in advance

    Reservation and frozen price, file and electronic signature, payment to a designated and verified account, receipt confirmed by an authorised person. Funds never pass through our operating account.

  4. Financing for foreign buyers

    Support and file preparation with a banking partner in Morocco, alongside cash purchases in foreign currency.

    Banking arrangement being formalised. Buyer financing is subject to the eligibility of the buyer and the property, and to the bank's approval. No credit agreement is guaranteed.

  5. One adviser, in your language

    From reservation to handover, then for letting and repatriating income: one person coordinates the notary, the bank and the Foreign Exchange Office.

An estate of contemporary riads on the Amizmiz road

Our first own development takes Marrakech's most fitting house, the riad, outside the walls: an open-air courtyard, two levels of galleries, a roof terrace facing the Atlas, a closed garage for two cars. Seventy-two houses in three phases, drawn, costed and stress-tested before the first stone.

Launch phase, four bedrooms

310 m² of floor area, a 5 × 7 m courtyard oriented north-south, pool, galleries on two levels, 137 m² roof terrace, 39 m² side garage.

Seven design decisions

Each decision was settled on a measurable criterion: light, cost, privacy or market absorption.

  1. 01

    The courtyard as the main room

    Through-plan, north-south, pool to the north. Two quarter-turns separate it from the street: it is never guessed from outside.

  2. 02

    Sunlight calculated, not hoped for

    Wall heights and room depths are sized on the winter solstice: on 21 December at noon, the sun reaches the back of the master suite.

  3. 03

    A side garage, no basement

    A closed two-car garage costs a fraction of a private basement and frees the site from groundwater, mass excavation and smoke-extraction constraints.

  4. 04

    No riad shares a wall with another riad

    The garage acts as a buffer between two houses: privacy and acoustics preserved, six metres of open air upstairs.

  5. 05

    Eleven-metre streets

    Street width proved the weakest saving lever: streets stay wide, drivable, as shared surfaces.

  6. 06

    Craftsmanship where it counts

    Zellige at the base of walls, cedar doors, tadelakt in the bathrooms: a riad's identity lies in the drawing, not in the quantity of material.

  7. 07

    A sliding glass roof over the courtyard

    Two leaves on rails, set above the parapet to let the winter ray out. Open, it costs six percent of the light; closed, it turns the courtyard into a winter room.

What protects your investment

You are investing from abroad, in a country whose rules you may be discovering. Every step is therefore entrusted to a third party with nothing to sell you: the bank, the notary, the technical inspector, the insurer.

A legal framework, a notary
Off-plan sale under Moroccan law: preliminary contract signed before a notary, instalments tied to certified stages, individual land title at delivery.
Construction standards, inspected
RPS 2011 seismic code, RTCM thermal regulation, Moroccan material standards. An accredited technical inspector validates every phase, from foundations to finishes.
Materials whose origin is known
Dressed stone, Atlas cedar, Fez zellige, Marrakech tadelakt: traced provenance, samples approved in the show house, technical sheets handed over with the sales file.
Craftsmen chosen on their work
Master craftsmen selected on references and visited works, written contracts, execution supervised by the architect. Craftsmanship is a skill, not an adjustment variable.
A site that respects those who build it
Registered companies, workers covered by social security, protective equipment, hours and pay monitored. The site is open to buyers' visits.
Deadlines held by contract
Contractual schedule per phase, milestones verified by the technical inspector, late penalties written into the contract, monthly progress report with photos sent to every buyer.

One model, rerun on every change
Areas, costs, prices and cash flow come from a single model, recomputed whenever the project evolves: buyers and the bank always see the same figures.
Three scenarios, from cautious to favourable
Every programme is tested on three scenarios before being presented to buyers and to the bank: the cautious one stays profitable, the favourable one shows the potential.
A partner bank, an escrow account
The partner bank finances the programme and acts as escrow agent: buyers' instalments are deposited on a dedicated account and released as construction progresses, under its control.
Three phases, three companies
Twenty-four houses per phase, each carried by its own project company: closer deliveries, prices adjusted phase after phase, each phase's cash kept separate and protected.

Our price, rental and financing assumptions rest on named sources: Knight Frank for Marrakech's residential corridors, AirDNA, Airbtics and AirROI for short-term rental occupancy and rates, ReaConsult and Dakimmo for observed sale prices, Bank Al-Maghrib and the HCP for the macroeconomic frame. Whatever is not sourced is treated as a working assumption.
