How to read the prices
There is no public statistic of prices by district in Marrakech. The Real Estate Asset Price Index of Bank Al-Maghrib and the ANCFCC gives a national trend and a trend by major city (+0.6% in 2025 nationally, with transactions up 18.4% in the fourth quarter). The ranges below are estimates published by agencies in 2026: they indicate an order of magnitude, not a value.
For a villa, the price per built m² only makes sense together with the plot size: in Marrakech, the same building on a plot twice as large is worth considerably more.
